When she bought her property in 2012 an easement was part of her deed. She agreed to it.

It is plainly written and so ironclad that a middle school civics class would understand it and reach the same decision as any judge. Did she not read it?

If she didn’t read it then she is a victim… of her own carelessness. But if she did read it and did not understand it then she is a victim… of her own confusion.

But if she was cognizant of the essentials of the easement and disregarded it anyway then she is a victim… of her own conceit.

For whatever reasons Jenny Rice tried to take something that did not belong to her. Actions have consequences.
